How much does a garden room cost in the UK? — A 2026 breakdown

What you actually pay, what's included as standard, and where the bigger numbers come from.

There isn't a single answer to 'how much does a garden room cost' — and any company that gives one without asking what you want is either underselling the spec or shielding the extras. The honest version is a range, with five or six clear cost levers you control. We've laid them out below in the order they actually move the price.

The 2026 price ranges, by tier

A few useful market anchors from the spec we deliver day-to-day. All numbers assume installed and certified — not flat-pack, not 'supply only', not a glorified shed.

What's actually included at the standard price

This is where companies diverge enormously. A £15k 'garden room' from one supplier looks like a £22k room from another once you compare what's bundled. Our standard build includes the spec a finished room needs to be genuinely usable on day one:

  • — 01SIP wall construction with 216 mm core insulation and EPDM-detailed roof.
  • — 02uPVC double-glazed doors and windows as standard (aluminium available as an upgrade).
  • — 03Premium exterior cladding — Redwood, Thermowood, slatted cedar or composite, your choice.
  • — 04Full first-fix electrics: certified consumer unit, double sockets to every wall, LED downlights, external wall light.
  • — 05Plasterboarded and skimmed interior, painted in a neutral mineral white.
  • — 06Engineered timber flooring laid over insulated subfloor.
  • — 07Groundworks (within reason), foundation preparation, delivery, installation and waste removal.

Where the bigger numbers come from

There are essentially six upgrades that account for almost every cost jump beyond the standard line. They're worth understanding individually — most clients pick two or three, not all six.

  • — 01Bigger footprint: typically £1,800–£2,600 per linear metre once you go above the standard size.
  • — 02Premium glazing: aluminium frames, oversized sliding doors, structural corner glazing — £2,000–£8,000 depending on spec.
  • — 03Architectural features: recessed entrances, parapet rooflines, integrated pergolas — £2,500–£5,000.
  • — 04Premium cladding: slatted cedar, charred timber or composite at a £1,500–£3,500 premium over standard Redwood.
  • — 05Climate control: air-source mini-split heat pump rather than infrared heaters — £2,800–£4,500 installed.

The costs you should always have visibility of upfront

These aren't surprise charges — but they're where buyers feel ambushed when a supplier hasn't been clear. We quote all of them upfront, included or excluded, with no ambiguity:

  • — 01Groundworks beyond the standard included allowance (steep slopes, retaining walls, removal of significant tree roots).
  • — 02Electrical supply run from the house to the room (typically £400–£900 for a standard 25 m run).
  • — 03Skip hire or specialist waste disposal for older builds.
  • — 04Decorative finishing — wall paint, blinds, furniture (we leave the shell neutral so you can finish to your own taste).

Can you finance a garden room?

Yes — and a lot of clients do. Most use either a small mortgage extension, an unsecured home-improvement loan, or finance arranged through us via a regulated broker. A £25,000 room financed over five years lands around £490/month at typical 2026 rates. Compared with a £1,500–£2,000/month London office rental, that's the calculation most self-employed clients are quietly running.

Finance isn't right for everyone, but it's worth knowing it exists rather than ruling a project out on the headline number.

The honest summary

If you've got a clear brief and a typical garden, the realistic budget for a properly-built, fully-installed Arden & Oak garden room is £18,000 to £35,000. Smaller is possible. Bigger and more architectural is possible. The thing that changes the number more than anything else is the brief — so spend the consultation getting that right first.
