Our standard envelope uses 90mm PIR insulation throughout — walls, floor and roof. The roof build-up includes a 50mm ventilation gap above the PIR, so the roof can breathe and dry out naturally. Designed to help keep the room comfortable through winter, summer and everyday use.
Designed around a high-performance insulated envelope. Calculated U-values, condensation analysis and air-tightness targets shared on application for clients with specific performance briefs.

As standard every Arden & Oak garden room is stick-built from a C16-treated structural timber frame — sometimes assembled off-site in panels for a quicker, cleaner install. The complete layered build-up, outside-in, is below.

Timber is C16-grade, pre-treated for ground-contact longevity. Vapour control layer is fitted internally beneath the chipboard floor, inside the walls and above the ceiling; the exterior walls are wrapped in a breather membrane, then battened and counter-battened to form a ventilated cavity behind the cladding.

Plasterboard
& skim finish.
Our new standard interior finish is plasterboard with a hand-skimmed plaster surface — a step up from a painted-ply wall and a far better canvas for paint and lighting. The plaster is left to cure for three to five days before any decorating begins.

Standard electric
pack.
The standard electric pack includes a light switch, four LED spotlights and four double sockets. We complete first-fix electrical preparation inside the garden room; final connection to the house supply is completed and certified by a qualified electrician.
Weathertight
roof system.
An EPDM rubber roof is included as standard — a single-ply membrane laid over 18mm OSB on the C16 timber rafters, with a 50mm ventilation gap above 90mm PIR insulation between the rafters. A sedum living-roof can be specified as an upgrade for a softer, planted finish.

Raised,
precisely levelled.
Our standard foundation system uses M24 galvanised steel threaded rods anchored into individual concrete-filled post holes. Heavy-duty steel plates and adjustable nuts support and precisely level the timber base, keeping your garden room raised above the ground without requiring a full concrete slab.
