This Warranty explains what is covered, what is not covered, and how to make a claim if you ever need our support.

10-Year Structural Warranty
Every Arden & Oak garden room includes a 10-Year Structural Warranty from the date of practical completion.
The structural warranty covers defects in the structural integrity of the building resulting from faulty workmanship or materials supplied and installed by Arden & Oak.
This includes:
- ·SIP wall panels
- ·SIP roof panels
- ·SIP floor panels
- ·Structural timber framework
- ·Structural fixings supplied by Arden & Oak
- ·Roof structure
- ·Floor structure
- ·Building stability
Where a covered defect occurs during the warranty period, Arden & Oak will inspect the issue and, where appropriate, repair or replace the affected component.

Workmanship guarantee
Arden & Oak guarantees that all installation work will be carried out with reasonable skill, care and attention.
Should any installation issue arise due to our workmanship during the applicable guarantee period, we will investigate and rectify the issue where it falls within the terms of this Warranty.

What is covered
Subject to the terms of this Warranty, cover includes defects arising from:
- ◆Faulty workmanship by Arden & Oak.
- ◆Structural failure of the supplied building.
- ◆Manufacturing defects in supplied structural components.
- ◆Defects in Arden & Oak supplied and installed materials.
- ◆Water ingress caused by an installation defect.
- ◆Structural movement caused by defective construction.

What is not covered
This Warranty does not cover:
- ·Accidental damage.
- ·Storm damage, flooding or other extreme weather events.
- ·Fire or smoke damage.
- ·Impact damage.
- ·Subsidence unrelated to Arden & Oak foundations.
- ·Vandalism.
- ·Theft.
- ·Misuse of the building.
- ·Alterations made by third parties.
- ·Poor maintenance.
- ·Wear and tear.
- ·Consumable items.
- ·Damage caused by pets or wildlife.

Timber
Timber is a natural product.
Natural characteristics including:
- ·Grain variation
- ·Knots
- ·Resin pockets
- ·Small splits
- ·Colour variation
- ·Seasonal movement
are normal and should not be considered defects. External timber will naturally weather over time unless maintained in accordance with our Maintenance Guide.

Decoration & finishes
Internal painted finishes may require minor maintenance throughout the life of the building.
Hairline cracks around joints may occur due to seasonal movement and are considered normal within timber-framed construction.

Condensation
Condensation can occur where buildings are not adequately heated or ventilated.
Customers are responsible for ensuring appropriate ventilation and heating to minimise condensation.
Damage caused solely by condensation is not covered by this Warranty.

Roof
The EPDM roof system is designed to provide long-term weather protection.
Customers should:
- ◆Keep gutters clear.
- ◆Remove excessive debris.
- ◆Avoid walking on the roof unless necessary.
- ◆Inspect annually.
Damage caused by unauthorised roof work is not covered.

Doors & windows
Doors and windows should be:
- ·Cleaned regularly
- ·Lubricated periodically
- ·Adjusted where necessary as part of normal maintenance
Minor seasonal adjustment is normal and not considered a defect.

Electrical installation
Where Arden & Oak carries out internal electrical installation, all work will comply with the relevant UK Wiring Regulations in force at the time of installation.
The connection from the garden room consumer unit to the main property supply is not included unless specifically stated in your quotation.
Electrical certification will be provided where applicable.

Flooring
Laminate flooring is covered against manufacturing defects.
The Warranty does not cover:
- ·Scratches
- ·Impact damage
- ·Water damage caused by misuse
- ·Improper cleaning products
- ·Heavy furniture damage

Customer responsibilities
To maintain this Warranty, customers must:
- ◆Maintain the building in accordance with the Maintenance Guide.
- ◆Keep drainage systems clear.
- ◆Report issues promptly.
- ◆Prevent avoidable damage.
- ◆Allow reasonable access for inspection where required.
Failure to maintain the building may affect Warranty cover.

Warranty claims
If you believe your building has developed a defect covered by this Warranty, please contact Arden & Oak as soon as reasonably possible.
Please include:
- ◆Customer name
- ◆Project address
- ◆Approximate installation date
- ◆Description of the issue
- ◆Photographs where possible
We will acknowledge your claim and arrange an inspection if required.

Transfer of Warranty
This Warranty applies to the original purchaser unless otherwise agreed in writing.
If the property is sold, Arden & Oak may, at its discretion, transfer the structural warranty to a subsequent owner subject to notification and any applicable conditions.

Exclusions
This Warranty does not affect your statutory rights under applicable consumer protection legislation.
Nothing within this document excludes liability where exclusion would be unlawful.
