The Value a Garden Room Adds to Your Home

What surveyors actually count, how much value a good garden room adds, and how to talk about it at valuation.

The single most common question from buyers investing serious money in a garden room: 'will I get this back when we sell?'. The honest answer, backed by industry surveyors, is that a well-built insulated garden room typically adds between 60-80% of its build cost back to the property value — sometimes more in London and the South East, sometimes slightly less further north.

What surveyors count

  • Whether the room is properly insulated and year-round habitable (a shed does not count)
  • Whether it has full mains electrics — sockets, lighting, ideally ethernet
  • Whether it has planning consent or is clearly within Permitted Development
  • Whether it has usable floor space that changes the property's living arrangement (a home office / gym / extra reception)
  • The quality of construction and finish (a premium build is valued closer to like-for-like habitable space)

Where the value uplift is strongest

The strongest uplift tends to come in properties targeting professional and post-lockdown buyers — homes where a dedicated home office matters. In these cases, a well-built garden office can add close to the full build cost back to the property valuation. On family homes, the return is usually 60-70%.
