A small deposit secures your date, and the balance is only due once your room is finished, signed off and you’re happy. Here’s exactly how it works and how long each stage takes.

Day 1Design your room in the configurator, request a quote or give us a call. Tell us your size, finishes and roughly when you'd like it built.

Confirm your quote & build date
Within a few daysWe go through the design with you, confirm the price and agree a build date that suits you. Then you secure the date with a deposit.

Windows & doors ordered
2–4 weeksYour 10% deposit lets us order your windows and doors straight away. We prepare the timber frame, cladding and materials for your build.
- 04
We build your room
Around 2 weeks on siteOur own team builds the room in your garden, from foundations and frame through to roof, glazing, cladding and interior finish.
- 05
Sign-off & handover
Completion dayWe walk round the finished room with you. Once you've signed it off and you're happy, the balance is due that day.

Ordering FAQs
Do I pay anything up front to get a quote?+
No. Quotes, design help and advice are free. You only pay a deposit once you're happy with the design and price and want to book a build date.
Can I get the £250 build-date deposit back?+
Yes. If you change your mind, the £250 is refundable up to 4 weeks before your agreed start date. Within 4 weeks of the start date it's no longer refundable, as your windows and doors are being ordered.
Why is the 10% due 4 weeks before the build?+
Windows and doors are made to order for your room. The 10% deposit lets us order them in time, so everything is ready for your build date.
When do I pay the rest?+
Not until the room is finished. On completion day we walk through it with you, and once you've signed it off and you're happy, the balance is paid by bank transfer that day.
How long does the whole process take?+
Usually around 4–6 weeks from paying the 10% deposit to handover: 2–4 weeks while your windows and doors are made, then around 2 weeks on site. You can also book a date further ahead with the £250 build-date deposit.
