The South Hams is one of the more design-attentive markets we work in. Almost the entire district sits inside the South Devon AONB, so every project we quote gets a plot-specific planning check before the design is finalised. What we consistently find here is a client base that values considered materials over specification-sheet volume — the buildings that pass first time and read well against the local vernacular are the ones in dark cladding, low profiles, and anthracite framing.
The coastal South Hams (Salcombe, Thurlestone, Hope Cove, Bantham, Bigbury) brings a stouter cladding spec — charred cedar and thermo-treated ash both stand up to the salt-carrying south-westerlies where standard treated softwood silvers unevenly inside two winters. Inland (Kingsbridge, Blackawton, East Allington, Aveton Gifford) plots run larger and briefs skew toward substantial 4.2 × 3.2 m and 5 × 4 m studios for hybrid working households.
Ground screws matter here. So many South Hams plots step down toward water or sit on made-up ground behind coastal defences — a helical steel pile handles the level change and the ground conditions where a concrete raft either needs stepped shuttering or fails outright. We include them as standard, cut on site to whatever exact height the plot calls for.

Most Arden & Oak garden rooms in the South Hams fall within Permitted Development Rights — height kept below 2.5 m at the eaves, set back at least 2 m from boundaries, and under 50% of the original garden footprint.
