The buildings we're most often asked to design for high-value Devon properties aren't the biggest — they're the ones that feel inevitable in the plot.
Every Arden & Oak build ships with a specification that we'd otherwise sell as an upgrade elsewhere in the industry: helical steel ground-screw foundations, 142 mm SIP walls (0.20 W/m²K), 172 mm SIP roof (0.16 W/m²K), painted birch-ply lined interiors, dark aluminium framing as standard rather than white PVC, EPDM warranted roofing, and a 10-year structural warranty. The luxury conversation is what we do on top of that — natural clay-plaster interiors as an upgrade, custom lighting layouts, hardwood detailing, integrated audio, and considered joinery.
Devon's high-value markets sit predominantly on protected land — the South Devon AONB covers most of the South Hams and Torbay south, Dartmoor National Park runs along the western boundary of our catchment, and conservation-area status covers a meaningful proportion of the estuary villages. We work within those constraints daily. The buildings that pass first time and sit best in the landscape are almost always the same: dark cladding, low profiles, considered proportions.

Most Arden & Oak garden rooms in Luxury Garden Rooms fall within Permitted Development Rights — height kept below 2.5 m at the eaves, set back at least 2 m from boundaries, and under 50% of the original garden footprint. We confirm this in writing as part of the consultation, and handle full applications where listed status, AONB or conservation-area rules apply.
From signed quote to handover, the typical lead time is 6–8 weeks. Ground screws install in a day. SIP factory production takes around three weeks. Site assembly, glazing, electrics, cladding and finish take a further 5–10 working days depending on size.
