How Much Does a Garden Room Cost?

Fully installed prices, what drives the number up or down, and where to spend for real long-term value.

A fully installed Arden Edition standard garden room starts at £10,495 and scales up to £46,995 for the largest, most heavily specified configuration. Bespoke builds sit alongside the range — pricing depends entirely on what you ask us to build.

The four drivers of price

  • Size — footprint is the single biggest variable. A 4.0×3.0 m room is roughly double a 2.4×2.4 m room, all else equal.
  • Specification — Standard, Studio and Signature interior finishes step up in flooring, joinery and lighting.
  • Glazing — bifold and sliding door systems are the most expensive components in most builds.
  • Cladding — cedar, thermowood, Accoya and charred timber each carry different long-term costs and looks.

What's always included

Every Arden & Oak price includes professional installation, steel-anchored foundations, structural insulated timber-frame construction, PIR insulation, electrics package, standard interior finish, and VAT. Nothing gets bolted on later.

Finance

Every configuration in our configurator carries an indicative monthly finance figure based on an 84-month plan at around 9% APR — the final agreement is subject to lender approval.
